Beacon Hill Estates Building Specifications

All Spring Hill homes are built to the highest quality standards. As a buyer of a custom home at Beacon Hill Estates you are welcome to customize your new home to your individual specifications, however unless otherwise specified, all homes at Beacon Hill Estates are constructed to the following minimum specifications:

  1. Plans, Approvals, Permits & Certificate of Occupancy to be obtained by Builder.
  2. Site Preparation including site plan, clearing, well, septic, & driveway.
  3. Excavation, backfill, footing drains to daylight, 10” stone under basement, trenching.
  4. Driveway/Walkway – driveway to have bank run gravel base top coated with processed gravel. Walkway – gravel/stone dust.
  5. Well – drilled well to 400 feet, submersible pump, water storage tank, testing.
  6. Foundation – poured concrete, walls not less than 10 “ thick, garage/house wall not less than 8” thick, wall height 7’10”, foundation coating.
  7. Concrete Floors – 4 “ with expansion joints.
  8. Framing – all material Douglas Fir, 9’ ceiling height first floor, 8’ on second.
  9. Roofing – ½” plywood deck. Lifetime architectural shingle.
  10. Windows – double hung vinyl clad. Energy Star Rated
  11. Siding – 4” panel exposed vinyl. Soffits wrapped with aluminum, extensive trim package.
  12. Plumbing – stainless steel kitchen sink, Delta faucets, Toto toilets.
  13. Electrical – 200 Amp Service
  14. HVAC – Bryant high efficiency or equivalent. Propane. Energy Star Rated.
  15. Insulation – ceilings R-49 blown-in, R-21 batts in exterior house & garage walls.
  16. Drywall – ½” walls & ceilings, 5/8” fire code in garage, screwed, smooth finish.
  17. Paint – one primer and one finish, ceilings, walls & trim. Buyer choice of colors.
  18. Trim – Pre primed, 7 ½” base, solid doors, all hardware, vinyl shelving in closets. Extensive moldings, crowns and trim finishes.
  19. Stairway – Oak handrail, treads & balusters, finished – two coats. Basement Stairs Pine treads unfinished.
  20. Flooring – First floor Hardwood, upstairs carpet, tile in bathrooms, utility room laundry and hallway to kitchen.
  21. Interior Designing – no cost professional design assistance in all selections.
  22. Kitchen – custom with granite countertops – budget allowance.
  23. Cabinets – maple or equivalent – raised panel, full convenience options.
  24. Gutters – drained underground, color to match.
  25. Garage Doors – insulated, raised panel, electric & remote openers.
  26. Lawn – Raking and seeding – builders grade.
  27. Clean Up – site cleanup, general home cleaning.
  28. Warrantee Service – 30 days, 120 days, 1 year scheduled follow ups.
  29. Allowances – carpet, tile, cabinets, lighting, well, granite, shelving.
  30. Energy Efficiency – All Spring Hill homes are Energy Star Certified.
